How we chose these five

We started with 26 Santa Monica agents, found through Google Maps, the Santa Monica office rosters of the major brokerages, and existing "best agent" lists, which we used only as leads to check. Every agent on this page passed all five of these tests. Anyone who failed one was removed.

    An active California license with a clean record. We checked each agent on the California Department of Real Estate's public license lookup on October 5, 2026. Each one is currently licensed and the state record shows no disciplinary action.

  2. 02

    At least five years licensed. We used the original issue date on the state record. The five agents here have been licensed for between 16 and 40 years.

  3. 03

    Works in Santa Monica. Each has an office inside the city and recent listings or sales here, shown on their own website or brokerage page.

  4. 04

    Strong reviews on at least two sites. We looked at each agent's own profiles on Google, Zillow, Yelp and Realtor.com, by hand, on October 5, 2026. To qualify, an agent needed at least 20 reviews in total and an average of 4.8 or better on every site counted. Where an agent leads a team and the profile is in their name, we counted reviews on that profile, because that is who you are hiring. Among agents who passed every test, total review count decided who made the list. Review numbers change; the figures we used are a snapshot from that date.

  5. 05

    No more than three from one brokerage. Three of the five agents here are with Compass, which has a large share of Santa Monica's top-reviewed agents. They work on three separate teams. The limit keeps the list from becoming one brokerage's roster.

The "Best for" labels come from the evidence, not the other way round. Each label is backed by at least two of: what the agent says they specialize in, the pattern in their listings and sales, and what their clients say in reviews. We chose the agents first and read the labels off their records afterwards. Having their own website was used only as a tiebreaker. The five are not ranked against each other; each is listed under what they are best for.
